Asset Manager - Real Estate OUR CLIENT is a successful private property investment company who hold an expanding portfolio of commercial property assets throughout the UK. As the company continues to grow, they have now appointed us to recruit an Asset Manager who will be responsible for the asset, property, operations and facilities management across a geographical portfolio. THE ROLE will include the following

responsibilities:
- Asset Management: Negotiating, instructing, managing and coordinating new lettings, lease renewals, and rent reviews, managing external advisors as required. Contributing to the generation of strategy and implementation through the life of asset. Identifying opportunities for developing relationships and increasing revenues. Liaising with Centre Hosts and Campus Managers to ensure seamless coordination of lettings and renewals with members. Responsible for lease documentation production, reviewing and completing within required time frames. Preparing and maintaining cashflow forecasts for each allocated asset for 5 year horizon in conjunction with the AMD. Assisting the Asset Management Director with prep of Investor Reports on a quarterly basis. Property Management: Reviewing of the arrears and recovery via the managing agent, the local team or directly with the members to ensure timely recovery of debts on a weekly basis. Managing local projects, tracking expenditure to allocated budgets, regular progress reporting to the AMD, and ensuring timely and efficient delivery. Ensuring statutory compliance at each property, and coordinate with external property managers for delivery of remedial works as required. Producing a schedule of major works for the next 5-10 years to ensure each project building is properly maintained and safe for all occupiers and building regulation compliant. Ensuring correct and current lease documents and associated paperwork is saved and filed correctly with redundant documents being archived. Service Charge/Cost Management: Monitoring Service charge delivery, competitive cost, correct apportionment, coordinate new budgets, and ensure timely delivery of the end of year accounts by effective management of the external management company. Responsible for the service charge budget and monitoring the cost effectiveness of expenditure, monitoring expenditure for their cost codes, and providing help and support to the CH/CM. THE PERSON to apply, you MUST be a qualified Chartered Surveyor and have worked in a similar role. The successful candidate should have an articulate understanding of commercial property markets as well as valuations, leasing, service charges and property management. You should also have good communication skills both verbally/written as you will be liaising to stakeholders internally/externally. The incumbent should also have sound knowledge in Property Management Systems such a TRAMPS/YARDI/QUBE as well as Excel.
