up to £63k Job Purpose To manage and take responsibility for the operational performance and service delivery of the Capital Programmes, Responsive repairs and compliance teams on behalf of my Client. This includes but is not limited to, a borough wide cyclical maintenance, planned improvements and disabled adaptations programmes, a 24 hours responsive repairs service, electrical testing and gas servicing programmes ensuring high standards of customer care across all. To work with the Executive Director of Assets and Development and other nominated senior managers for producing, updating, monitoring and managing the Asset Management strategy, promoting and implementing innovative service improvements and ensuring all milestones in my Clients Delivery plan are achieved. Duties and Responsibilities To contribute to the implementation and oversight of the Asset Management Strategy including an annual review., recommending any changes to the executive management and Board; To develop annual Repairs and Maintenance (cyclical) and Capital programmes for recommendation to executive management and Board, including strategic and energy related projects; To deliver a high quality customer focused responsive repairs service including robust management of any external contractors I partners engaged in its delivery; To deliver an excellent capital program including delivery of agreed spend profile and robust management of external contractors I partners engaged in its delivery; To ensure an accurate and comprehensive database of my Clients housing stock to underpin and inform the asset management strategy and associated annual programs; To take management responsibility for ensuring health and safety within asset management is a strategic and operational priority at all times and that best practice is observed and monitored robustly; To take management responsibility for ensuring Fire Safety across my Client is a strategic and operational priority at all times and that best practice is observed and monitored robustly; To develop and maintain an effective and comprehensive framework for customer satisfaction and engagement in all aspects of asset management delivery including implementation of continuous service improvement in response to outcomes from the framework; To effectively performance manage all aspects of the asset management function to ensure delivery of key performance indicators; To ensure financial discipline is observed across asset management so as to operate within budget at all times, delivering value for money and vigilantly identifying opportunities for efficiencies promptly as they arise and any opportunities for income generation. To take overall management responsibility for the staff teams dedicated to the delivery of asset management services. (approximately 120); To oversee the out of hours service framework, including the arrangements for duty manager rotas and ensuring appropriate escalation processes are in place to maintain an effective response. To delegate responsibility duties such as Legionella/water hygiene, Asbestos plan Manager, Party Wall Act delegation.
