A role that utilises Mechanical, Gas and Plant room knowledge to deliver and Manager the maintenance on a large Commercial site. Girling Jones are recruiting for a Commercial Gas Engineer who is looking to become an Asset Manager to join a Nationwide company and be based in the Yeovil area. As Asset Manager, you will look to manage and continuously improve the Asset Management System (AMS) to support the safe, efficient and effective delivery of the asset management objectives and contract requirements. Role To assist in definition of strategy and then implement a programme to review maintenance strategies for all critical and non-critical assets at each contract location. Coordinate the organisation's vision in 'creating an environment of a culture of asset management'. To develop and implement a programme of assessment of the buildings utilities and infrastructure services. Liaise with the Hard Services Manager, client, key stakeholders and provide expert AM advice at the account level. To provide management information (MI) to support the client capital spend budget. This is a key role interfacing directly with senior managers and clients in addition to exposure to confidential information. Monitoring, reviewing and reporting asset condition and replacement requirements for the Estates. Build and deliver all Asset Management Framework (AMF) processes and associated procedures, including the Asset Management Contract Manual in line with Global AMF requirements. Develop and implement resilient processes, procedures and documents to simplify work flow and ensure these processes are recorded and followed. Implementation of a programme of assessment and maintenance of site utilities and infrastructure. This will require collation of reports provided by specialists and consultants and subsequent development of budgets for future repair/replacement activities Asset Data and Information Coordinate data collection and ensure it is recorded and processed Responsible for all asset management data relative to the service delivery Collate and analysis asset management related data, using a full range of analytical techniques along with asset management knowledge to improve the current system, add value to the account and client. Analysis data and create meaningful outputs to improve asset management system performance Enabling client decisions to be made based on the factual and intelligent MI that is provided Reporting Deliver regular reporting on AM activity such as asset performance, reliability, planned vs reactive, benchmark, failure trends Monitor and report on facility / asset operating and maintenance expenditure against annual allocations, to review the effectiveness of programs and identify any cost benefit improvements Report on appropriate asset replacement programs to ensure cost effective utilisation of plant, equipment and maintenance practices Continuous Improvement Conduct internal audits to check process and procedure health Facilitate the external audits, such as Asset Management Maturity, that are conducted by the UK&I AMF Lead What you will need to succeed Working knowledge of Asset Management Systems in a FM/Commercial/Industrial/Process environment Understand the total life cycle approach to Asset Management, and the benefits that can accrue to organisations through the application of these concepts and principles Understand Asset Management processes, and the way in which an asset management improvement program will bring about changes Be familiar with statutory by laws, other legislative requirements and current trends in asset management Working knowledge of MS Office to enable delivery of role requirements Building services or asset management related qualification or relevant demonstrable experience Understanding of M&E systems and terminology Member of a relevant professional organisation (IAM, IMechE, IET) Certificate or Diploma in Asset Management from the IAM What you'll get in return In return a market leading salary plus package The next step?
